In this Florida Real Estate Market… is it better to rent than buy?

Pros & Cons

If you make a side-by side-comparison about whether to rent a home or buy one, it can be a tough call. Ownership means a big tax write-off on mortgage interest, a predictable stable payment (with the right mortgage), a sense of stability and pride of ownership.

It also means responsibility for property taxes, maintenance, and HOA dues (depending on where you buy). And if you’re still undecided … there’s also the appreciation vs. depreciation question, since you can’t be certain whether this market has bottomed out and prices are on the way up. There is no easy answer.

But if you make your personal list and decide that, for whatever reason, it’s best for you to rent right now … here are a few pointers to keep in mind.

Rental Tips

  1.  There are some amazing homes for rent out there right now…furnished and unfurnished. But rentals go quickly. Some people are just coming out of short sales and foreclosures and need a place to land. Some are relocating and want to get a feel for the market before they buy. So while it’s not a great market for real estate investors who want to flip homes quickly … it is a great market for landlords who want to hang onto their investment properties and rent them out.
  2.  As a tenant, expect to pay first and last month’s rent plus a security deposit (typically a month’s rent). That’s standard operating procedure. Often you can negotiate a lease with an option to buy. That way if you fall in love with the home and want to stay there, you’ll have first right of refusal.
  3.  But be careful when renting! Have a trustworthy Realtor® scope it out for you. Some owners are renting homes that are already in foreclosure. Pocketing the deposit and leaving the tenant to the mercy of the Sheriff … who shows up to evict them before the sale date stipulated by the lender.

I personally represent some remarkable rental properties … like this 5-bedroom home in Tuscany at Abacoa in Jupiter. …within walking distance of the community pool, town center and baseball stadium. Just call for details. Jupiter is a great place to live and love life.  And I ought to know … because I live here and love it!

Talk about kid-friendly Jupiter properties!

2 Comments | Leave A Comment

Anyone who knows Jupiter knows it’s a wonderful place to raise kids. Pretty much anywhere you go you see happy, active kids fully involved in and enjoying life… biking, skating, playing baseball, swimming, skate-boarding. So much so, I thought I’d seen it all. Then I ran across the Veggie Kids on my Saturday morning pilgrimage to the Abacoa Green Market!

The three oldest kids in the remarkable Shirley family— Renee 12, Josiah 10, and Katie 6 — grow and sell their own homegrown, remarkably oversized produce under the guidance of their father, Steve, an agronomist. The 7,000-square-foot garden they tend is on the family’s Jupiter Farms property. Not only do the kids produce seasonal produce (October till June)… tomatoes, eggplant, beans, squash, radishes, carrots, onions, potatoes, corn, broccoli, cauliflower and GIGANTIC cabbages… fresher and more luscious than any this blogger has yet seen. But they now also have fresh eggs year-round from 22 free-range chickens and a website filled with all sorts of smart saleables. These kids are single-handedly reviving the concept of cottage industry!

Clearly, at their house, kids rule. But don’t take my word for it. Visit their website at www.veggiekidsfarm.com and discover one more reason why buying a Jupiter home is ideal for any family who really wants to put down roots!

Tuscany at Abacoa… under the Florida sun!

Tuscany is all about family

Picture it…a long table heaped with food, bottles of wine and la familia. That’s Under the Tuscan Sun. Under the Florida sun the picture is a bit different, but the net effect is the same.

Emphasis on family. A fneighborhood filled with Mediterranean-style homes, built safe and soundproof by DiVosta. Ranging in price from $275,000 or thereabouts (depending on today’s market) to about $650,000 … from townhouses to 5-bedroom single family in a variety of sizes and shapes.

Fresh wide streets lined with trees, front porches, bike lanes, friendly neighbors. Dads throwing baseballs, kids playing catch, mom’s walking dogs. Families headed toward the park, the clubhouse, the pool, the ice cream parlor in downtown Abacoa.

Now if all that sounds a bit more Pollyanna than Anna Maria, so be it. But the prevailing, overarching, unmistakable theme is still the same. When you talk about Tuscany, you talk about family. No better place to raise one than Tuscany at Abacoa in Jupiter, FL.

Abacoa rear-entry garages are a thing of beauty

Be the first to comment on this post

Many, most homes today are designed with front-entry garages. And I personally hate them! They detract from the beauty of a home, dominating the visual scene.

More than just an architectural eyesore, front-entry garages create the opportunity for all sorts of unpleasant views. How often have you looked into an open garage to see car repairs in progress, unpacked moving boxes stacked to the rafters, piles of trash, garbage cans, messy do-it-yourself projects in process, or bags of dog food and piles of old clothes scattered about. Hardly appealing to the neighbors.

We all live with a certain degree of clutter and messiness.  But with the right garage orientation you can dramatically limit its public exposure!

Valencia at Abacoa – You get what you pay for, and sometimes much more!

Be the first to comment on this post

It’s called the Grand Vizcaya.

It’s the largest model of all the homes sold in Valencia at Abacoa. Designed by Frankel Paone, it’s far more than grand. It’s grandeur with a capital EUR! European in style. Palatial in scope. And this one has a marvelous address.

Because 118 Valencia resides on a large corner lot with no home behind, and just a wide green royal palm lined median in front.

5 Bedrooms, 4.5 baths, 3 car garage & unending space!

As if this 4483 square foot home isn’t spacious enough, cathedral and recessed ceilings exponentially increase that feeling of light and air. As does the openness of kitchen leading onto family room leading out to patio & glorious freeform pool … all enclosed with a high privacy wall.

There are 4 bedrooms, three with adjacent baths, a large balcony and new wood floors upstairs. A massive living room (with a REAL wood-burning fireplace and huge window), formal dining room, breakfast nook/kitchen/family room downstairs … along with a master suite that leads directly to the pool through French doors, for a French dip.

As with most Italian-inspired palazzos, living is art.

Priced at $1,295,000, this home offers every feature you seek in an estate home… beginning with its stately exterior. And there’s more … far more. But we’re not giving anything else away. This one needs to be seen, needs to be felt, to be truly appreciated.

Who say’s no man is an Island!

Clearly if John had Donne his homework, and visited this charming Divosta Abacoa neighborhood rimmed by lush green golf courses and lazy little lakes, he would have known just how beautiful that concept can be.

In The Island, well-established trees line the streets. Three, four and five bedroom homes are amply endowed with big welcoming front porches and portachaches. Houses on the outside back up to rather spectacular views of the golf course & lakes.  And even though the street names ring of Barbados and Bermuda…the architecture is far more Cape Cod than Caribbean. But don’t worry.  The net effect is pure charm.

It’s a family environment. Contiguous to the best of Abacoa, but slightly removed as its name implies. Quiet, lush and lovely. And the prices are surprising for all Divosta built in to these delightful homes. Finished in 2001 or thereabouts, still fresh enough to feel new, and incredibly well kept up…these houses will hold more than their value for many years to come. They’ll hold people who know you can live happily in an island of tranquility and still feel comfortably connected

The impossible dream

Be the first to comment on this post

A depressed market is always a mixed blessing. It sometimes makes the impossible possible. Take the house I just saw at 138 Cypress Cove, in the Jupiter gated community of Stonebriar. This 1994 contemporary 5-bedoom, 3 ½-bath home is really quite perfect.

Perfectly maintained and immaculate. Perfectly situated on an end lot with all kinds of room for a private pool. Perfectly designed with air, light space…archways, cutouts, vaulted ceilings and lots of nooks. Perfectly accessible to A-rated schools, churches and temples well within walking distance. Perfectly active … with a canal for kayaking and canoeing, a community pool and tennis courts to exercise and socialize. And perfectly placed along winding, tree-lined Maplewood, across from multi-million dollar homes in the Loxahatchee Club. (That alone makes it a standout!).

Yet this particular American dream is now available for only $389,000…with remarkably low HOA dues ($389 a quarter). Sound impossible. I thought so, too. I thought at this price…has to be a catch. But guess what…there isn’t. That house is a dream. Possibly perfect for one of you.

Mallory Creek

Located within the town of Jupiter, in the heart of Abacoa (the last word in master-planned communities), sits the charming neighborhood of Mallory Creek. Created with Built-Solid construction and Key West Architectural styling,  Mallory Creek is the latest jewel designed by Divosta Homes. It is set among preserves and waterways that complete its tropical feeling. And encompasses a delightful mix of villas, townhomes and single-family homes with front porches and balconies that overlook lushly landscaped, tree-lined streets. With its immediate access to downtown Abacoa amenities and  all that Life in Jupiter entails, Mallory Creek is a neighborhood not to be missed or viewed lightly. The amenities alone built into each home far exceed the norm…and, in fact, include many things other builders consider upgrades! You can get in on pre-construction pricing with builder incentives if you buy now. And if you register through Seacrest Florida Properties, you’ll also get a plasma TV!

Realtors count on FBI!

Be the first to comment on this post

Every Realtor I know checks the MLS first to see what the market is doing…what’s sold, when and where. Not me!  MLS has no FSBO’s. My best barometer is Kevin Rose, President of Federal Building Inspections.  Better known to his clients as FBI.

I came across Kevin through a recommendation by the Jupiter, Tequesta, Hobe Sound Board of Realtors. That was one great recommendation…because Kevin is the absolute best at what he does. And an excellent source of knowledge for what’s going on locally.

Despite the national economic climate, as well as the Florida real estate slowdown, Kevin’s take on the local real estate market is generally optimistic. When asked how most Brokers are faring he reported, “Everyone’s in survival mode.” But, he qualified that statement with, “I’m beginning to notice a shift. Last year during all of September I did 50 home inspections. This year, during the first half of September I’ve already done 65… and there are plenty more on the books.” I would agree. Two of those inspections, happily, were mine.

Kevin’s take on the market tells me two things. In this particular buyer’s market, buyers are once again starting to get active. And clearly I’m not the only one who trusts FBI.

You could curl up on the large front porch.

If you moved into 196 Barbados Drive, in The Island at Abacoa, you’d be happy just sitting on the big porch swing with bare toes, looking out at the lovely tree-lined drive. And you’d never get wet coming in from the car, with that portacache alongside.

Of course, you’d be equally happy lazing about in the huge screened-in backyard…big enough to add a pool, but incredibly charming as is. Looking out on a quiet lake with the view of golf beyond.

But if you did decide to wander indoors, you’d never be at a loss. Every detail of this charming 3 bedroom, 1900+ square foot, single level, Cape Cod-style home is crafty, comfy, stylishly smart. From the ample laundry room filled with light to the cozy den, to the master suite with a walk-in closet large enough to store a Sex & the City wardrobe for the whole cast!  But what’s really great about the floor plan is the great room, with living space flowing into living space gracefully, purposefully. And the fact that both the living room and master bedroom open onto that glorious lake view.

Just listed at $495.000…this one is all charm wrapped in solid value. See it before it sells!
