Until recently anyone who wanted information on homes in Valencia at Abacoa went to ValenciaAtAbacoa.com for front views (elevations), floor plans and builder information on each home model available in the Valencia development. Then the development sold out and the site developers let that website become inactive. I thought that was a real shame, since it provides such important information for prospective buyers of resales in that neighborhood. So I took matters into my own hands. 

Since I live in Valencia, know the area so well, and have sold and listed so many homes there, I recently acquired that website and reactivated it. It’s up and running again for your convenience and mine. So you can once again go to ValenciaAtAbacoa.com for information on all the homes there … including which ones are currently up for sale. The play’s the thing.

millieIn an area as upscale as Abacoa in Jupiter, FL., you’d expect child’s play to encompass something a bit more sophisticated. And indeed it does. No, I’m not talking about a swimming pool or home theater. I’m talking about real theater run by real thespians.

Craig Wich Studio for the Performing Arts

This nonprofit studio offers truly professional dance, voice, theatre and film acting classes for ages four on up. Tucked away in nearby Tequesta, it is quite literally a cradle of talent … nurturing students who share a true desire to learn, grow and perform. And are they ever in good hands!

Craig Wich, the Artistic Director, has taught and directed opera, musical theater and dramatic arts in hundreds of venues across the country… including the Boston Conservatory, The Boston Lyric Opera, and, more locally, the Maltz Theater. His School Director, Judy Gelman, and Acting Coach, Marc Durso, have taught students who have gone on to perform on Broadway, in touring companies, regional theatre, film, TV, and commercials.

All kids act out. But some would rather just act!

For those budding talents, this is an extraordinary opportunity. There is instruction in musical theater, choreography, you name it. And lest their parents get bored waiting in the wings, there are also acting classes and workshops for adults.

You’d expect to find this level of creative education in New York or LA. But to find it in Jupiter, FL is rather like finding the proverbial pearl in the oyster.

What you need to know about a Home Loan Modifcation or Reduction

When the real estate market went south, it left a ton of buyers upside down on their loans…owing far more than the home was worth. Fortunately, the ‘Making Homes Affordable Plan’ has addressed that issue to provide relief for homebuyers. That’s the good news.

The bad news is that as a result of that legislation, a lot of fly-by-night companies have sprung up that are ripping homeowners off. When you’re already in trouble with a loan, the last thing you need is more trouble!

So here’s what you should know…

Once your home loan becomes delinquent, it winds up in the Loss Mitigation Department of the bank that lent the money. That department is staffed and run by attorneys who are out for blood. Yours. A modest castle in Valencia at Abacoa.

Whoever said your home is your castle must surely have had this home in mind. With features reminiscent of a castle in Segovia, Spain … this 4400 square foot estate home at 155 Segovia Way is truly a world apart. And every bit that private.

Batten down the hatches!

Hurricane season is upon us once again. And if you were the least bit unsure, all you have to do is take note of the sudden violent downpours that mark the beginning of summer, because with it come the big tropical storms. So Floridians are once again bracing for whatever Mother Nature has in store. Everyone is stockpiling food and water, replacing batteries, checking generators, keeping cash on hand. That’s pretty common procedure in South Florida this time of year, especially in the coastal areas.

What’s not common is the pronounced sense of relief so many buyers are expressing in the Jupiter & Palm Beach Gardens communities. These communities are built with underground utilities. And new homes here are built to strict codes that include impact glass to withstand strong winds. Thanks to this kind of forward thinking, several years ago when South Florida was badly hit, Jupiter had electricity back up and running within 2 hours…while Miami suffered without it for several weeks. In fact, many Miami natives came up here to stay, to weather the aftermath. They sought refuge in Jupiter where, oddly, life just carried on!

Pros & Cons

If you make a side-by side-comparison about whether to rent a home or buy one, it can be a tough call. Ownership means a big tax write-off on mortgage interest, a predictable stable payment (with the right mortgage), a sense of stability and pride of ownership.

It also means responsibility for property taxes, maintenance, and HOA dues (depending on where you buy). And if you’re still undecided … there’s also the appreciation vs. depreciation question, since you can’t be certain whether this market has bottomed out and prices are on the way up. There is no easy answer.

But if you make your personal list and decide that, for whatever reason, it’s best for you to rent right now … here are a few pointers to keep in mind.

Rental Tips

  1.  There are some amazing homes for rent out there right now…furnished and unfurnished. But rentals go quickly. Some people are just coming out of short sales and foreclosures and need a place to land. Some are relocating and want to get a feel for the market before they buy. So while it’s not a great market for real estate investors who want to flip homes quickly … it is a great market for landlords who want to hang onto their investment properties and rent them out.
  2.  As a tenant, expect to pay first and last month’s rent plus a security deposit (typically a month’s rent). That’s standard operating procedure. Often you can negotiate a lease with an option to buy. That way if you fall in love with the home and want to stay there, you’ll have first right of refusal.
  3.  But be careful when renting! Have a trustworthy Realtor® scope it out for you. Some owners are renting homes that are already in foreclosure. Pocketing the deposit and leaving the tenant to the mercy of the Sheriff … who shows up to evict them before the sale date stipulated by the lender.
