Land in Jupiter. Buy it now!

carsOne sure sign that the snowbirds are landing is the arrival of those massive auto carriers, unloading a Bentley here, a Mercedes there. And you have to wonder, why go to so much trouble every year.

A second home makes for a far smoother landing.

You can have a car garaged and ready when you get to town. Have all your own furniture and dishes, your Florida clothes, everything that makes for comfortable living in place and ready for your return.

No more renting a place or trucking a car. No packing for the season. Have all the creature comforts, a smart tax shelter, a terrific winter shelter all in one.

What better time to buy!

N. Palm Beach County  Real Estate prices are finally bottoming out. There are lots of great homes for sale, deeply discounted … while there are actually very few rentals.  Mortgage rates are down. And the start of an upward trend is probably just another year or two away.

Your second home may very well begin to appreciate not long after you buy. But you need to catch the bottom of this bell curve before it starts to cycle back up. So why wait. Turn this economic downturn to a real advantage.

Invest in your life in South Florida.

Enjoy Florida on your own terms, your own turf. You’ll have the weather you want, the proximity you need. With direct flights to the Caribbean, Europe and Latin America. Short hops to anywhere on the East Coast. And the luxury of Palm Beach, the action of Miami, the ease of the Keys all so close by. Land in Jupiter. Buy it now!

The play’s the thing.

millieIn an area as upscale as Abacoa in Jupiter, FL., you’d expect child’s play to encompass something a bit more sophisticated. And indeed it does. No, I’m not talking about a swimming pool or home theater. I’m talking about real theater run by real thespians.

Craig Wich Studio for the Performing Arts

This nonprofit studio offers truly professional dance, voice, theatre and film acting classes for ages four on up. Tucked away in nearby Tequesta, it is quite literally a cradle of talent … nurturing students who share a true desire to learn, grow and perform. And are they ever in good hands!

Craig Wich, the Artistic Director, has taught and directed opera, musical theater and dramatic arts in hundreds of venues across the country… including the Boston Conservatory, The Boston Lyric Opera, and, more locally, the Maltz Theater. His School Director, Judy Gelman, and Acting Coach, Marc Durso, have taught students who have gone on to perform on Broadway, in touring companies, regional theatre, film, TV, and commercials.

All kids act out. But some would rather just act!

For those budding talents, this is an extraordinary opportunity. There is instruction in musical theater, choreography, you name it. And lest their parents get bored waiting in the wings, there are also acting classes and workshops for adults.

You’d expect to find this level of creative education in New York or LA. But to find it in Jupiter, FL is rather like finding the proverbial pearl in the oyster.

Performing arts are just one example.

There is, in fact, a wealth of artistic, educational and recreational opportunities for children, in the Jupiter area … where play is the thing. But don’t take my word for it. Check it out and see for yourself!

If you can handle the truth…

Be the first to comment on this post

You can handle Mike and Bob … two true artists at staging a home for sale.

Now, for those of you who aren’t familiar with the concept, staging a home involves moving furniture, re-hanging pictures, bringing in additional pieces, creating an environment that shows a home for sale to real advantage.

It’s the kind of magic that makes a buyer fall in love and generates that instant purchase impulse. It can involve changing the energy in a house. Redecorating. Reorienting. And it requires real art, true talent, and very little tact.

That’s where Mike and Bob shine!  They’re so determined to get your house sold, they’ll tell you the unvarnished truth about what needs fixing and why.

That level of honesty and talent is why I’ve made their service an option for all my clients. I know all too well that it’s not enough to be a good Real Estate Broker. I have to go the extra mile, offer that extra service that can make or break a sale. So I do. I use Mike and Bob as part of my team.

Their staging won’t upstage my efforts or your interests. On the contrary… it’s a value-added option that can make all the difference for all of us!

What you need to know about a Home Loan Modifcation or Reduction

Be the first to comment on this post

When the real estate market went south, it left a ton of buyers upside down on their loans…owing far more than the home was worth. Fortunately, the ‘Making Homes Affordable Plan’ has addressed that issue to provide relief for homebuyers. That’s the good news.

The bad news is that as a result of that legislation, a lot of fly-by-night companies have sprung up that are ripping homeowners off. When you’re already in trouble with a loan, the last thing you need is more trouble!

So here’s what you should know…

Once your home loan becomes delinquent, it winds up in the Loss Mitigation Department of the bank that lent the money. That department is staffed and run by attorneys who are out for blood. Yours. The only way to deal with them is to get an attorney of your own that’s experienced at home loan out-of-court settlements. Someone who can negotiate a loan modification to cut your payment… or a reduction of your principal balance to bring it in line with your home’s current value. Either way, you need the right representation.

I’ve had great success referring clients to Legal Home Loan Solutions. This attorney-based firm is run by Thomas C. Matevia, a lawyer who has been doing out-of-court settlements on home loans since 1970. He didn’t just spring up with the new legislation. He knows every detail of what has been and is the law surrounding real estate loan issues.

Your lender has attorneys that want to tear you apart. You need an attorney that will put it all back together. Legal Home Loan Solutions is the only firm I trust. Call them at 561-200-3392. Get your payment down and hang onto your home. This guy can financially save your life!

A modest castle in Valencia at Abacoa.

3 Comments | Leave A Comment

Whoever said your home is your castle must surely have had this home in mind. With features reminiscent of a castle in Segovia, Spain … this 4400 square foot estate home at 155 Segovia Way is truly a world apart. And every bit that private.

Built with pride by Issa Homes … it’s set on one of the few truly oversized lots, and seems to tower above the rest in style and scale. And a tower it has … that stately curved section that distinguishes any true castle. Also a charming gated courtyard, a delightful front view of lake and fountain, a tropical landscape barrier enclosing a large green yard and perfect pool.

Inside, one large room flows into another casually, seamlessly, flawlessly. The rounded castle foyer with the domed ceiling leads the way… to a marvelous office with a built-in library, a large formal dining room with an intricate ceiling, a huge breakfast area that’s anything but a nook, a wide open family room/kitchen with an island large enough to warrant a name.

So it goes. Through 5 bedrooms and baths … including a separate guest suite over the garage. A sound system Abbey Road would covet …piped within and without, controllable from anywhere. And if all of that isn’t regal enough …well then step into the Butler’s pantry. Grab a bottle of wine from the enormous collection chilling in the cooler. And let’s discuss the royal pleasures of this home over a dry chardonnay.

A treasure in Antigua… in Abacoa.

Be the first to comment on this post

Most people define a treasure as a small, undiscovered jewel that surprises and delights. The 3-story Jupiter Townhome I just saw at 4119 Parkside fits that description to a T. Built in the classic style of a metropolitan East Coast townhouse, this one combines traditional design with Florida creature comforts.

Enter on the level of a spacious den, with a half bath and easy access to the enclosed 2-car garage.

Step up a flight to a great room with a great open kitchen (complete with corian counters, oak floors, tumbled marble tiles) open onto the living room. Just out of sight … a separate dining room, laundry closet, and half bath.

Step up again to the 3rd floor with its huge master suite with a high recessed ceiling, stunning fan, and light pouring in the skylight window.  Two more bedrooms and two full baths complete the picture.

In all, 2200 square feet of well designed, private space tucked away on a quiet street next to a community park, in close proximity to the Antigua Clubhouse and pool.

At $245,000 this little gem is perfect for two … or as a vacation retreat, which is what it’s current owners had in mind. Lucky for you, they rarely appeared.  So, though delightfully furnished, it has barely been used. Kind of like finding a small, low-mileage, BMW convertible at a ridiculous used car price!

Batten down the hatches!

Hurricane season is upon us once again. And if you were the least bit unsure, all you have to do is take note of the sudden violent downpours that mark the beginning of summer, because with it come the big tropical storms. So Floridians are once again bracing for whatever Mother Nature has in store. Everyone is stockpiling food and water, replacing batteries, checking generators, keeping cash on hand. That’s pretty common procedure in South Florida this time of year, especially in the coastal areas.

What’s not common is the pronounced sense of relief so many buyers are expressing in the Jupiter & Palm Beach Gardens communities. These communities are built with underground utilities. And new homes here are built to strict codes that include impact glass to withstand strong winds. Thanks to this kind of forward thinking, several years ago when South Florida was badly hit, Jupiter had electricity back up and running within 2 hours…while Miami suffered without it for several weeks. In fact, many Miami natives came up here to stay, to weather the aftermath. They sought refuge in Jupiter where, oddly, life just carried on!

In this Florida Real Estate Market… is it better to rent than buy?

Be the first to comment on this post

Pros & Cons

If you make a side-by side-comparison about whether to rent a home or buy one, it can be a tough call. Ownership means a big tax write-off on mortgage interest, a predictable stable payment (with the right mortgage), a sense of stability and pride of ownership.

It also means responsibility for property taxes, maintenance, and HOA dues (depending on where you buy). And if you’re still undecided … there’s also the appreciation vs. depreciation question, since you can’t be certain whether this market has bottomed out and prices are on the way up. There is no easy answer.

But if you make your personal list and decide that, for whatever reason, it’s best for you to rent right now … here are a few pointers to keep in mind.

Rental Tips

  1.  There are some amazing homes for rent out there right now…furnished and unfurnished. But rentals go quickly. Some people are just coming out of short sales and foreclosures and need a place to land. Some are relocating and want to get a feel for the market before they buy. So while it’s not a great market for real estate investors who want to flip homes quickly … it is a great market for landlords who want to hang onto their investment properties and rent them out.
  2.  As a tenant, expect to pay first and last month’s rent plus a security deposit (typically a month’s rent). That’s standard operating procedure. Often you can negotiate a lease with an option to buy. That way if you fall in love with the home and want to stay there, you’ll have first right of refusal.
  3.  But be careful when renting! Have a trustworthy Realtor® scope it out for you. Some owners are renting homes that are already in foreclosure. Pocketing the deposit and leaving the tenant to the mercy of the Sheriff … who shows up to evict them before the sale date stipulated by the lender.

Available furnished or unfurnishedGreat Locations

I personally represent some remarkable rental properties … like this 5-bedroom home in Tuscany at Abacoa in Jupiter. …within walking distance of the community pool, town center and baseball stadium. Just call for details. Jupiter is a great place to live and love life.  And I ought to know … because I live here and love it!

Come explore the atmosphere in Jupiter!

Where the sky’s so dark, the stars don’t just twinkle. They pop. And the moon seems to hang in mid-air, almost close enough to touch. So oversized, you expect to see the Dreamworks® logo… And the waves keep rolling gently in.

If all that sounds just a bit too picturesque, you haven’t explored the Jupiter atmosphere. Where you can live your life in flip-flops. Dine alfresco nearly every night. Sip a martini or a brew. Sail the intercoastal or bike along the beach. Scout the local art fairs that spring up on weekends. Alternate between the Food Shack and Kee Grille, depending on your mood.

Jupiter is a small town with a sophisticated soul. At any given time or place you’re just as likely to see a family outing, a retired couple, singles of any particular age. It’s easy living. Close proximity. Great shopping. Fine dining. Live music. Excellent education. And as Scripps® will attest, a smart place to do business.

And right now, thanks to factors well outside its sphere, Jupiter is a great place to buy property. The real estate market here has never been better or more accessible for all kinds of buyers, all kinds of homes. Condos. Townhouses. Estates. Gated communities. Vacation homes. Rental properties.

You can take my word for it. I’ve lived here for the past 6 years. And the only way to explore the atmosphere in Jupiter is to move here. An hour from Miami. A million miles from everything you want to leave behind.

Smart investors anticipate the market. They don’t follow it.

A smart man I know has spent a lifetime watching for depressed real estate markets. When everyone else is fleeing the scene, he swoops in and buys up everything he can afford. He did it in London in the 70’s. If he were here right now, he’d buy up a chunk of Palm Beach County — especially Jupiter homes for sale and Palm Beach Gardens real estate. And he wouldn’t be the least bit daunted by the fact that mortgage underwriting is a little more stringent. No indeed. He understands that real estate is like the stock market. When people are sitting it out, that’s the time to roll up your sleeves and plunge in.

Contrary to common concerns, there will never be a better time to buy than right now. If they’re looking for a deal and don’t think the bottom has hit yet, you just might miss your opportunity. The bottom will flip before you ever see it, and you’ll miss a great deal waiting for a better one.

Besides, rates are lower now. So there’s a window of opportunity that won’t last long. Rates can swing from 5 percent to 9 percent surprisingly quickly. And if your credit is in reasonable shape, you’ll probably qualify. I should know. I’m not just a Realtor, a Certified Residential Specialist. I’m also a mortgage broker with years in the business.

There’s huge inventory out here. A lot of people, a number of builders who need to get out from under and are willing to take a big cut in price to do it. So right now you can probably afford far more than you could have a year or two ago. In fact, some sellers will even carry the note.

If you’re looking at pre-construction, chances are prices have gone down from where they started. And many homes or condos built on spec are standing empty, with the developer carrying the note at a loss.

So listen up. You can sit this one out and regret it for years. Blame it on high insurance and tight underwriting and miss the buyer’s market of a lifetime. Or you can make the right call. As for me, I know what I’m doing. I’ve invested it all.
